Two Kinds of Buyers, One Way of Working
Investors and relocating buyers come to Central Florida with different goals and the same blind spots. Diana’s job is the map, the numbers and the distance.
What Diana Helps With
Investment Property
Long-term rentals, short-term rentals in the areas that allow them, and second homes, bought on a monthly figure that includes Florida’s taxes, insurance and community fees.
- Cash-flow math before the offer, not after
- HOA, city and county rental rules checked per address
- Out-of-state and international buyers handled remotely
Relocating to Central Florida
Moving here from another state or another country: the area shortlist, video tours, an honest read on each neighborhood, and a closing that can happen from a distance.
- Area shortlist built around commute, budget and lifestyle
- Video walkthroughs and remote signing
- Foreign national buyers welcome
Buy in Central Florida
Resale and new construction across fifteen cities, from Winter Park and the Seminole County suburbs to Lake Nona, Clermont, Davenport and St. Cloud.
- Financing first, then the search
- Offer strategy and negotiation
- Contract to closing, every deadline tracked
Why Work With Diana
A local agent who treats a purchase as a set of numbers and a set of rules, in English or Spanish.
The Numbers Come First
Taxes without homestead, insurance, HOA and CDD fees, and realistic rent go into the monthly figure before anyone tours a home.
English and Spanish
The whole process in either language, including the lender, the inspection and the closing table.
Local to Seminole County
Based at LPT Realty’s Lake Mary office, with the suburbs north of Orlando as home turf and the rest of the metro within reach.
Honest About the Limits
Diana is a real estate licensee, not an attorney, CPA or lender. When a question belongs to one of them, she says so and makes the introduction.
How the Process Works
Four steps from the first conversation to keys in hand.
Consultation
A conversation about the goal, the budget, the timeline, and whether this is a home, a rental or both. That sets the strategy and the shortlist of areas.
Research and Shortlist
Two or three areas that fit, then specific homes, each with a full monthly figure and, for a rental, a realistic rent range and the rules that apply to it.
Offer and Negotiation
An offer built around what the seller needs and what protects you, then inspection, appraisal, title and financing managed to their deadlines.
Closing and After
Closing in person or from a distance, then the handoff: property management introductions for investors, local resources for people who just moved.
