The Florida Citrus Tower at sunset in Clermont, Florida

Real Estate Agent in Clermont, FL

Clermont is the largest city in Lake County, west of Orlando on the hills of the Lake Wales Ridge and the Clermont chain of lakes. It attracts relocating families and retirees who want water, elevation and space, cyclists and triathletes drawn by the trail and the National Training Center, and investors buying new construction along US 27 toward Four Corners.

Hills, lakes and downtown

Clermont is one of the few places in Central Florida with real hills, because it sits on the northern end of the Lake Wales Ridge, and the 1956 Citrus Tower on US 27 is still its landmark. Downtown sits on the south shore of Lake Minneola: a few blocks of restaurants, shops, the Art League and City Hall around Montrose Street, with the Historic Village and Waterfront Park beside it. The South Lake Trail, also signed as the Lake Minneola Scenic Trail, follows the lakefront past Waterfront Park, Victory Point and West Beach Park and connects east to the West Orange Trail. US 27 and SR 50 are the two main roads, with South Lake Hospital, the National Training Center and the Lake-Sumter State College campus off US 27, and Lake Louisa State Park south of town.

Rentals and new construction

Housing ranges from older homes near downtown and on the lakes to large HOA subdivisions of single-family homes along SR 50, Hartwood Marsh Road and US 27, townhomes near the shopping centers, and new construction still being built south toward Four Corners. Long-term tenants are often families priced out of west Orange County, staff at South Lake Hospital and the college, and athletes and coaches training in the area for a season. Because the city borders the Four Corners resort zone, buyers sometimes assume short-term rentals are allowed everywhere, so check first: HOA, city and Lake County rules on short-term rentals differ by community and change at the county line, and the newer developments often carry CDD fees on top of HOA dues. We confirm what a specific subdivision and jurisdiction allow before you write an offer.

The commute and the lifestyle

The trade-off in Clermont is the drive. SR 50 runs east to Winter Garden and Orlando, Florida’s Turnpike is reached at the Minneola interchange off Hancock Road, and US 27 runs south to I-4 and the theme parks, so the commute works best for people employed in west Orange County, in the attractions area or from home. In exchange you get a life built around the water: boating on the chain of lakes, early rides and runs on the trail, weekends at Waterfront Park or Lake Louisa State Park, and a downtown that hosts events on the lakefront. Families ask about the elementary, middle and high schools on both sides of the county line, and we confirm which serve a given address, since new schools are still being built in the growth areas.

Frequently Asked Questions

Why does Clermont have hills?

Clermont sits on the northern part of the Lake Wales Ridge, a sandy spine that runs down the center of the state. The elevation gives the city rolling streets, long views over the chain of lakes and a trail that actually climbs, which is why cyclists and triathletes train here and why the National Training Center was built off US 27.

Is Clermont a good place for a vacation rental?

Parts of south Lake County near Four Corners along US 27 do have resort-style communities built for short-term rental, but most of Clermont proper is made up of HOA subdivisions written for owner-occupants and long-term leases. The rules change by community and by jurisdiction, so we check the HOA documents and the county or city code for the specific address before you commit.

How far is Clermont from Orlando and the theme parks?

Clermont is on the western edge of the metro area, so it is a real commute to downtown Orlando by SR 50 or the Turnpike. The theme parks are reached south on US 27 to I-4, and the Four Corners area is closer still. Drive times swing widely with the hour, so we recommend testing the route at the time you would actually use it.
