Real Estate Agent in Winter Garden, FL

Winter Garden sits in west Orange County on the south shore of Lake Apopka, with a restored brick downtown on Plant Street and the fast-growing Horizon West villages stretching south toward Walt Disney World. It draws families relocating from other states and other countries who want new construction near a real town center, along with investors who buy townhomes and single-family homes in Horizon West for long-term tenants.

Downtown, the trail and the villages

SR 50 cuts Winter Garden into a northern half, with the historic downtown and Lake Apopka, and a southern half of newer subdivisions built on former groves. Downtown runs along Plant Street, where the West Orange Trail passes the Garden Theatre, the Heritage Museum and the Central Florida Railroad Museum, and a farmers market fills the street every weekend. South of SR 50 are communities such as Johns Lake Pointe and Stoneybrook West, the Winter Garden Village shopping center on Daniels Road, and then the unincorporated Horizon West villages, which use a Winter Garden mailing address. Orange County planned Horizon West in the 1990s as five villages around a town center, Hamlin, and it now reaches the edge of Walt Disney World. Ocoee lies to the east, Oakland to the west, and Clermont just across the Lake County line.

Rentals and the Horizon West pipeline

Most investor interest is in Horizon West, where builders are still delivering single-family homes, townhomes and some condos in HOA and CDD communities in Hamlin, Lakeside Village, Bridgewater and the other villages. Tenants are often families and theme-park or hospitality employees who want a new home with a short drive to Disney and the SR 429 corridor, plus medical and office workers who commute east into Orlando. North of SR 50, the older homes around downtown and the subdivisions off the West Orange Trail attract long-term renters who want the small-town feel.

HOA, city and county rules on leasing differ from one community to the next, and short-term rentals are restricted across most of Winter Garden and Horizon West compared with the resort zones in Polk and Osceola counties, so confirm what a specific community allows before you buy.

Commuting and daily life

SR 429, the Western Beltway, is the main road, running north to Apopka and Florida’s Turnpike and south through Horizon West to I-4 near the attractions. SR 50 carries local traffic east to Ocoee and Orlando and west to Clermont, and the Turnpike interchange at Winter Garden gives a direct route toward downtown Orlando. Daily life revolves around the trail, the downtown restaurants, sunsets over Lake Apopka and the youth sports fields that fill up on weekends; Horizon West Regional Park opened its first phase in 2026. Families moving in ask about the elementary, middle and high schools serving each village, and because new schools keep opening in Horizon West, we confirm the current zoning for any address you are considering.

Frequently Asked Questions

Is Winter Garden the same as Horizon West?

No. Winter Garden is an incorporated city with its own downtown, and Horizon West is an unincorporated part of Orange County directly south of it. Horizon West homes carry a Winter Garden mailing address, which is why listings blur the two, but they fall under county rules and services and usually a CDD. The distinction matters for taxes, fees and which rental rules apply.

What is a CDD and why do Horizon West homes have one?

A CDD is a community development district, a special taxing district that finances the roads, utilities and amenities of a new community and bills the cost back to owners on the property tax bill. Most of Horizon West was built that way. When comparing homes, ask for the CDD amount and how many years remain on it, since it changes the real monthly cost.

How is the commute from Winter Garden to Orlando?

It depends on the destination. SR 429 to the Turnpike or SR 50 east are the usual routes toward downtown, and SR 429 south reaches I-4 and the theme parks. Traffic has grown with Horizon West, so we recommend driving the route at your real work hours before committing. Many buyers here work in west Orange County or the attractions area and rarely go downtown.
