About Diana Gutiérrez
Diana Gutiérrez is a REALTOR® with LPT Realty, working out of the brokerage’s Lake Mary office in Seminole County and serving buyers across Central Florida, from Winter Park and the suburbs north of Orlando to Lake Nona, Winter Garden, Clermont, Davenport and St. Cloud.
Her work centers on two kinds of clients. The first is the investor: someone buying a long-term rental, a short-term rental in one of the areas that allow them, or a second home that may become a rental later. For those buyers the job is the numbers. Florida property tax without a homestead exemption, insurance, HOA dues and CDD assessments, what a home can realistically rent for, and what the HOA and the county will actually let you do with it, all before an offer goes in.
The second is the family or professional moving to Central Florida from another state or another country. For them the job starts with the map: which two or three areas fit the commute, the budget and the way they want to live, and then video tours, honest reporting on what the photos leave out, and a closing that can be done from a distance when it has to be.
Diana works in English and Spanish, and the whole process is available in either: the first conversation, the lender, the inspection, and the closing table.
She is a real estate licensee, not an attorney, CPA or lender. Where a purchase raises legal, tax or financing questions, she says so and brings in the right professional rather than guessing.
