Lakes, Old Oaks and a Compact Downtown
Maitland sits between Winter Park and Altamonte Springs, with US 17-92 (Orlando Avenue) running through it and Maitland Boulevard (SR 414) crossing from I-4 to Orlando Avenue. The city’s historic corridor wraps around Lake Lily and Lake Catherine, where City Hall, the Maitland Art Center, the history museums and the downtown police station on Maitland Avenue sit within a few blocks. Lake Lily Park hosts the Maitland Art Festival, and the Enzian Theater, the area’s independent cinema, is also in town.
Lake Maitland, the largest of the city’s lakes, is shared with Winter Park, and Lake Sybelia and Lake Minnehaha anchor other residential pockets. The Audubon Center for Birds of Prey, the Holocaust Memorial Resource and Education Center, Howell Branch Nature Preserve and Maitland Community Park round out a city that is easy to cover by bicycle.
Property Types and Who Rents Here
Maitland’s housing is mostly single-family homes from the mid-twentieth century on larger lots, many near a lake, with newer custom homes replacing older ones on the best streets. Condos and apartment communities cluster along Orlando Avenue and near Maitland Boulevard, and there are townhomes close to the SunRail station on 17-92. Little of the city is new construction, so most purchases are resales.
For investors, the draw is Maitland Center, the office park beside I-4 with hundreds of businesses, plus the hospitals and employers in neighboring Winter Park and Altamonte Springs. Tenants tend to be professionals who want a short drive to those offices and downtown Orlando. Rental rules differ between the city, Orange County and individual HOAs, and short-term rentals face limits in many Maitland neighborhoods, so verify the rules for a specific address before buying.
Commuting and Everyday Life
Maitland is one of the easier commutes in the Orlando area because I-4 forms its western edge and Maitland Boulevard feeds directly into it. SR 414 also continues west toward Apopka and SR 429, which matters for buyers working in northwest Orange County. US 17-92 is the local route south to Winter Park and Orlando or north to Altamonte Springs and Casselberry, and the SunRail station on 17-92 offers a rail option to downtown Orlando and to Lake Mary and Sanford.
Daily life is low-key: Lake Lily walks, the farmers market, Enzian screenings, boating on Lake Maitland, and dinners on Park Avenue a few minutes south. Relocating families ask us about Orange County public schools and private schools in the Maitland and Winter Park area, and we direct them to the district’s own assignment lookup for the specific address.
