The city and the corridor
The original city of Davenport is a small grid along US 17-92 with a 1926 railroad depot in its downtown and AdventHealth Heart of Florida as the local hospital. The growth is north of town, where I-4 and US 27 meet: Posner Park, the open-air shopping center built on the old Baseball City site, sits there, and the Four Corners area stretches beyond it to the point where Polk, Osceola, Lake and Orange counties touch. ChampionsGate, the golf and resort community off I-4, carries a Davenport address even though it lies across the line in Osceola County. Haines City is south along US 27, Loughman is to the east, and I-4 runs east to Walt Disney World and Orlando and west to Lakeland and Tampa.
Resort communities and the rules
This is the center of Central Florida’s vacation-rental market. Gated resort communities such as Solterra Resort and Windsor Island Resort were built specifically for short-term rental, with single-family pool homes, townhomes and condos around a clubhouse, water features and sports courts, and the guests are families visiting the theme parks year round. Other subdivisions are standard HOA neighborhoods for owner-occupants and long-term tenants, and some are age-restricted. Which kind you are buying into matters more than anything else here. Polk County and Osceola County have zoned resort areas where nightly rental is permitted, while the city of Davenport, each HOA and some lenders add their own requirements, so confirm the zoning, the HOA declaration, the state license and the tourist taxes for a specific address before you buy.
Living here year round
Full-time residents in Davenport tend to work in the attractions, hospitality and logistics jobs along I-4, in Haines City and Winter Haven to the south, or in Orlando. I-4 is the commute road in both directions, US 27 links north to Four Corners and Clermont and south to Haines City, and US 192 runs east from Four Corners toward Kissimmee and St. Cloud. Daily life happens around Posner Park, the golf courses and the newer parks and sports fields inside the subdivisions, with Lake Louisa State Park up US 27 for weekends outdoors. Families relocating here ask about Polk County’s elementary, middle and high schools and the Osceola schools just over the line, and we confirm which district and which school serve an address, since boundaries move as new communities open.
